Step One: Initial Consultation
This is where your home-buying journey begins. During our first meeting, I’ll take the time to understand your personal home-buying goals, such as your ideal needs, preferences, timeline, and budget. Step Two: Mortgage Pre-Approval
Getting pre-approved for a mortgage is a crucial step in starting your home search. That way, you’ll know exactly what you can afford before you get out and start looking at homes. I’ll connect you with my trusted lenders, who can help you assess your financial situation, guide you through the entire pre-approval process, and ultimately provide you with a pre-approval letter. This step not only strengthens your buying position but, more importantly, helps you understand your budget much more clearly. My clients often find this step incredibly empowering, as it brings clarity to your price expectations.
Step Three: Home Search
We’ll start with outlining what your dream home looks like—from size, location, interior condition, floor plan, and price point. With your preferences and budget in mind, I’ll create a list of properties that match your ideal criteria. From there, I’ll arrange showings for us to start looking at homes together. I find it very helpful for me to be able to see a home through your eyes—that way, I can better understand what’s most important to you. My extensive knowledge of the entire Silicon Valley and Greater Bay Area ensures you see the best options available, and at the same time, I’ll keep you away from neighborhoods and pockets of homes that you may want to avoid. Step Four: Analyzing Disclosures, Inspections, and Comparable Sales
Once you’ve found a home that you’ve fallen in love with, now it’s time to dive into the next steps of analyzing seller disclosures, reports, and recent sales. This step in the home-buying process is extremely important. I will be there to help you analyze all of these pieces of the puzzle and ensure all of your questions are answered. Based on what we find in these documents, it will ultimately help us determine if you still want to proceed forward with making an offer on this property or if it makes more sense to pass and continue the search. For the sake of this video, let’s say all looks good and that we’ll be ready to take the next step, which is making an offer.
Step Five: Making an Offer
Once you find the perfect home and we’ve ensured that all looks good from the disclosures, inspections, and comparable sales, I’ll help you craft a competitive offer. I’ll guide you through the pricing strategy, negotiations, offer terms, and contingencies, if needed, to ensure our offer stands out. My negotiation skills and market expertise are invaluable in securing the best possible deal for you. The Bay Area market is ultra-competitive, and my clients often tell me how much they appreciate the competitive edge my personalized process gives them.
Step Six: Offer Acceptance, Initial Deposit, and Finalizing the Loan
After your offer is accepted, the next step is getting your deposit into escrow, which is typically done within one business day here in the Bay Area. Once your deposit has been put into escrow, you’ll then work with your lender on the next steps with regard to finalizing your loan. I’ll also coordinate with your lender to ensure all documents are in order and that everything is on track. During this phase, the escrow account will be set up to hold funds and ensure all conditions of the sale are met prior to closing. I’ll also oversee this process, keeping you informed at all times. I take pride in making sure you’re fully taken care of, ensuring peace of mind. I’ve never had a deal fall through, and I don’t intend on you being my first.
Step Seven: Closing, Escrow, and Moving In
The final step is closing the deal. I’ll review all closing documents with you and ensure you understand everything before signing. Once the transaction is complete, you’ll receive the keys to your new home. This is my favorite part of the transaction!
